Project Description: For this 600-acre industrial/ commerce park, CVL completed the master reports and master plans and is in the process of finalizing the preliminary plat. The completed documents will create 58 – 10 acre super-pad parcels with water, sewer, utilities, and collector roadway access. CVL completed the ALTA, aerial topography, utility and traffic master plans, and conceptual parcel layouts.
The arterial roadways for both Phase 1 and Phase 2 are currently in the design process. Considerable time was spent on the arterial roadway alignment. Conflicts with existing Western Area Power Authority (WAPA) poles and Salt River Project (SRP) poles required street offsets that had to be approved by both agencies and the City of Goodyear before work could proceed. CVL was able to mitigate this time by extensive meetings and solid past relationships with agency staff.
Driveway locations, deceleration lanes and bus bays were set up prior to parcel lotting to minimize changes after preliminary plat approval. Employing proactive planning enabled the project to move through approval with little to no downtime.
